Homes for Sale in Linden Hills Minneapolis:
The Linden Hills neighborhood of Southwest Minneapolis is one of the top neighborhoods of Minneapolis. The primary factors for desirability are the proximity to Lake Harriet, the Edina 50th & France neighborhood, as well as having easy access to Uptown, Downtown, many major artery highways. Linden Hills also has an excellent selection of coffee shops, cafe's, restaurants, hardware stores bakeries and more. Linden Hills has its own library, and plenty of churches and green spaces. However, Linden Hills definitely still retains a very rare, neighborhood 'feel' to it.
Linden Hills is situated between the western side of Lake Harriet, and the southern side of Lake Calhoun. The specific borders are France avenue on the West, Rose Lane (1 block North of 36th Street) on the North, Lake Harriet on the East and the Southern border is 47th street.
Linden Hills is certainly one of my favorite neighborhoods of the twin cities, and one of the most sought-after. Many of my clients are looking specifically and only for this neighborhood.
Real Estate of Linden Hills Neighborhood Minneapolis:
Most homes were built between 1920 and 1937. There are a few homes built in the 1950's and 1960's, as well as modern renovations and tear-down's, but most of these homes were built during the early 20th century. The style of homes in Linden Hills are typically craftsman (a.k.a. 'arts and crafts', and typically built from 1922-1929), Dutch-Colonials, a small number of Victorians, standard 4-square/2-story, ramblers (built in the 1950's and early 1960's) and a fair amount of Tudors (typically built between 1929 and 1937).
Pricing of Homes in Linden Hills Minneapolis:
In 2009, the MLS(Multiple Listing Service) sales statistics show a total of 137 properties sold in Linden Hills. 112 of these properties were single family homes and 25 of these properties were either condominiums (condos) or townhomes. Total volume sold was about $53 million. About $48 million was for single family homes and the remaining $5 million was for condos and townhomes in Linden Hills.
The average Linden Hills single family home sold stats are: Price - $427,642, Bedrooms 3.25, Baths 2.3, average finished square footage 2,115, the average price per square foot is $201.70, with the average cumulative days on the market before a sale being 102.8 days.
The average sold price for the condominium/townhome category is $201,293, with an average of 1.4 bedrooms, with an average of 1.32 bathrooms. The average price per square foot being $197.65, with an average of 148.5 cumulative days on the market until a sale.
Of course, the homes along the shore of Lake Harriet, or within 2 blocks of the Western edge of Lake Harriet sell for a much higher price, and the average market time is quite longer. Some homes on the western edge of Lake Harriet can fetch up to $3 million.
Typically, the entry level for a decent condition, somewhat turn-key, 3-bedroom home in Linden Hills will be $350,000. However, some 2+ bedrooms can sell in the lower $200's. For a completely renovated home in a good location (not on a busy thorough-fare) you will typically pay between $425,000-$800,000.
Of course, this depends on the size of the lot, the quality of finish, quality of the location and street, as well as all of the amenities the home offers.
