The Lynnhurst neighborhood of Southwest Minneapolis is one of the top neighborhoods in the entire city. The primary factors for desirability are the proximity to Lake Harriet, the entire Minnehaha Parkway trail system, which also connects to Lake Calhoun, Lake of the Isles, as well as the Minneapolis Greenway. Lynnhurst also has easy access to Downtown, Uptown and many major artery highways. The Lynnhurst neighborhood also has an abundant amount of coffee shops - Java Jacks on 46th Street - many cafe's, restaurants, hardware stores - Guse Hardware - bakeries and more. Lynnhurst also has a fair number of churches and green spaces.
The Minneapolis Lynnhurst neighborhood also is in the top 3 sought-after neighborhoods in Minneapolis. The style of homes in this neighborhood are fairly consistent, and many are very stately.
The borders of the Lynnhurst neighborhood are 46th Street on the North, 54th Street on the South, Lyndale Avenue on the East and over to Penn Avenue on the Western side.

Schools for the Lynnhurst Neighborhood:
The highly acclaimed Burroughs Community School, located at 1601 W. 50th Street, Minneapolis, is the primary public school for the Lynnhurst neighborhood. Burroughs Community School is a K-12 education. Burroughs Community School is right across 50th Street from Lynnhurst Field, and is directly North of Lynnhurst Park. Also, on both sides are Mount Olivet Lutheran Church (ELCA) (on the West side) and the Lynnhurst Community Center (on the East side).

There are a few homes built in the 1950's and 1960's, as well as modern renovations and tear-down's, however, the majority of the homes in the Lynnhurst neighborhood were built in the early 20th century. 'craftsman', which were usually built from 1922-1929), a smaller number of Victorians, some Dutch Colonials (or as some call the, 'barn-style), many standard 4-square/2-story, ramblers (built in the 1950's and early 1960's) and the occasional Tudor (usually constructed from 1929 to 1937).

The average Lynnhurst single family home sold stats are: Price - $458,407, Bedrooms 3.36 Bedrooms, Baths 2.28, average finished square footage 2,110, the average price per square foot is $204.74, with the average cumulative days on the market before a sale being 91.5 days.
Of course, the homes along the shore of Lake Harriet, or within 2 blocks of the Eastern edge of Lake Harriet sell for a much higher price, and the average market time is quite longer. Some homes on the Eastern edge of Lake Harriet can fetch up to $3 million.
Typically, the entry level for a decent condition, somewhat turn-key, 3-bedroom home in Lynnhurst will be $425,000. For a completely renovated home in a good location (not on a busy thorough-fare) you will typically pay between $500,000-$900,000.
Of course and as always, this depends on the size of the lot, the quality of finish, quality of the location and street, as well as all of the amenities the home offers.
Average pricing and stats for 2010 sold's (current through 05/16/2010): 24 homes (not including pending sales - which are 8) with an average cumulative days on market until a sale @ 132.7, price - $543,109, Bedrooms - 3.54, Baths - 2.50, year built - 1925, finished square feet - 2,343, price per square foot - $224.13. So far, compared with 2009, sales in 2010 for Lynnhurst have an average days on market time that is significantly higher by over 40 days, but more sales of higher-priced homes is apparent, so far, which brings the average sales price up just a bit. 2009 was a tough year on anything over $500K in Lynnhurst. Many of the mid-to-upper bracket homes that were on the market through the winter, came down significantly in price in the early part of spring, and as there were many buyers who now see some value, many of these homes have now sold, and many for a fair amount off of the original list price.
